What you get
What the health check covers
One of our own F-Gas certified engineers visits your site. You receive a full written report after every health check — suitable for your insurer, CQC records, or Ofsted documentation.
01
System Performance Check
Full assessment of how your system is running — efficiency, output, and any signs of wear or deterioration.
02
F-Gas compliance status
We confirm whether your F-Gas compliance records are current and whether refrigerant levels are within legal limits.
03
Filter & coil inspection
Blocked filters and dirty coils are the most common cause of reduced performance and higher energy bills.
04
Controls & calibration
Thermostat accuracy, sensor readings, and control system checks to confirm everything is operating correctly.
05
Electrical safety check
Visual inspection of electrical connections, wiring, and safety cut-outs within the HVAC units.

Know your obligations
What transfers to you at handover
When a system is installed and the contractor leaves, these legal responsibilities become yours. Our health check confirms where you stand on every one of them.
F-Gas Regulation (UK) 2024
Refrigerant compliance checks
Any system containing fluorinated refrigerants must be checked by an F-Gas certified engineer at set intervals. This duty sits with the building owner from the moment of handover — not the installer.
Penalty: unlimited fine + mandatory system shutdown
Energy Performance of Buildings Regs
TM44 energy inspections
Commercial air conditioning over 12kW must be inspected by an accredited energy assessor every 5 years. Most building owners are unaware this obligation exists until they receive a penalty notice.
Penalty: £300 per system, per breach
HSE L8 / ACOP
Legionella duty of care
Where HVAC systems include cooling towers or evaporative condensers, a documented Legionella risk assessment and control scheme is a legal requirement — particularly critical in care homes.
Penalty: criminal liability, HSE prosecution
Building Regulations Part F / DfE Guidance
Ventilation & indoor air quality
Schools have specific obligations around ventilation performance and CO₂ levels. Post-pandemic DfE guidance has increased scrutiny, and inspectors may request evidence of maintained ventilation systems.
Risk: Ofsted & DfE scrutiny, insurance requirements
